You may have tried to clean this type of floor on your own, quickly realizing that it needs a professional’s touch to come out the way you would like it to.
More often than not, you resort to a coat of wax to hold you over, until you find someone…You Just Found Them!
Are the words to use when describing a Mexican, Terracotta or Saltillo floor restored and refinished by Ziegler Preservation Cleaning Specialists.
Ziegler’s ability to resurrect Mexican or clay style floors has everything to do with our persistence in cleaning and preparing the floor before the final coating of new finish.
The most important part of restoring this type of floor is the stripping and cleaning process. Complete removal of the layers of old wax is essential. Deeply impeded dirt is removed then thoroughly rinsed to neutralize the pH of the floor to prepare the surface for finishing.
1) Specially designed wax and finish emulsifiers are spread over the floor, working in small areas.
2) The old finish converts back to a liquid state with the use of these emulsifiers. Rotary scrubbing helps to speed the process and removal of wax build up.
3) The grout lines receive special attention with hand brushing and scrubbing.
4) Rinsing, cleaning and vacuuming all take place at the same time using hot water and the right amount of pressure. This is done effectively and efficiently with no splashing or damaging effects to surrounding materials or walls.
5) The floor is left to dry over night, the final finish is applied the next day.
6) Sealer finish specifically designed for this type of floor is applied. Generally 2 coats, but a third can be applied if the client is looking for a shinier look.
Enables us to clean, rinse and vacuum the floor within seconds, which is the key in producing a deeper cleaning unmatched by any older method previously known.
It is important to understand that anything left behind in or on the tile will be trapped under the final finish, so it is imperative that the best method be used.
An inspection of the photo of Mexican tiles to the left will reveal a material highly absorbent and susceptible to deep soil penetration.
Ziegler uses the only method that stands a chance of getting that deep soil out.
Emulsify the wax, rotary scrub the floor then vacuum up the old wax with a wet vac. Rinse by flooding the floor with fresh water… and they do mean flooding. Vacuum up the rinse water with wet vac and… repeat.
The old method is obsolete. It allows too much time for the dirt and wax to settle back into the surface of the clay mexican tile which is extremely porous.
The flooding of the floor is just that: ‘flooding’ and constitutes longer dry times and possible damage to sub-flooring.
And… where do they dump the vacuumed up wax and rinse water?
When it comes to restoring Mexican, Terracotta and Saltillo floors any other method or company is just Obsolete!

Some times Ziegler has to finish the job after others have failed. Which is the case with the floor below.
The floor had a tenacious poly coating which our process removed without a hitch.
You will notice that this floor is shinier than the others. You have this option when we are applying the final sealer finish to the floor.
This client wanted a shinier look so additional coats were applied to produce this glossy effect. We will always work with you to achieve the look you want…it is part of the service.
